I am designing a query using a 5 table JOIN. I am getting many duplicate results being returned. Not duplicate columns, but the results in the columns. Can anyone explain why this would be happening and what I can do to resolve it?

Because at least one of the joins you think is unique isn't.
You're probably missing a join column.

Restrict the results to one of sets of duplicates then do a select * instead of restricting the columns returned. The differences will should you which table is mising the join.

DTS can be used in a similar way.
