Hmmmm, ntext is going to make this tricky, as you can't use the Replace() function on such a column. You would have to break the column up into nvarchar(4000) sections and work on it that way, then write the contents back into ntext. Have a look in Books Online under READTEXT, WRITETEXT, and UPDATETEXT.

Does this have to be handled in the Proc?
Would be more easily handled in a middle tier/presentation tier.
