| This is great! Thank you all for helping out.We (girlfriend and I) hav many hours in front of us now to spend looking for some exciting floor plan design.I wish it was as easy as in USA to build. Here in Sweden there are regulations for everything.Roofs must be between this and that degree tilting. Garage must never be closer then 5 feet to neighbour, and house 12 feet away. We have many,many, MANY regulations here too. And they vary state by state, city by city, town by town. | To advantage by using the site you provided is that there is an estimation for building the house (except garage). On an average, we can tell that the price for building the houses we like, are about half the price compared to build them in Sweden...Peter LarssonHelsingborg, Sweden |

| I have been using Punch design software. Also EstimatorXpress - not sure how relevant that will be to you, but its a VERY nifty overlay to Excel that shows you, for example, a window and you just tick boxes etc. for whether you want to render / paint / etc. the various bits - the inner/outer walls, and the bits that go round the corner towards the walls etc., and then what type of window etc. etc. It then costs the whole job for you - according to whether you will do some jobs yourself, what labour rate each of the "trades" you use charges, etc.Also a very good book here "The Housebuilders Bible". Again, I'm sure not relevant to your country, but it is regarded hear as head & shoulders above all the other "Build a house" books because of the amount of detail it considers for all the various approaches to building.They reckon you need something like 6 CAT5 cables to each room for a modern house ...Ask me offline if I can help more. I've been looking into this for a while now for a "little extension" <vbg> we are planning.Kristen |

| I also seriously like the look of home automation of lighting circuits etc.double-press the switch by your bed to put the house into "night mode". Change your mind, after it is built, about what "night mode" might be - which lights should be on, etc. If you go to bed early it can also set change central heating from Evening temperature to Night temperature.Switch by the door can put the house into "away mode", including setting the alarm and dropping the heating by, say, 5 degrees.Which lights should the switches in the hall turn on? "All of them" is a bit wasteful ... the switches in our house (built in the '60s) are seriously wrong to my way of thinking. 7 different switches to get the hall lights how you might want them :-(Proper dimming of lights (i.e. the sort of dimming that saves electricity rather than just generates heat)And so on ...Have a look at Sonos for the wireless music too. Just a tough too expensive to be an "impulse purchase", but it is very well thought through.Kristen |

Will house plans meant for the US be even close to acceptable for building in Sweden, or are you just looking for ideas?The US has plenty of building regulations, just maybe not as "advanced" as Sweden. Building regulations in California may have reached that level though.Why don't you just move to the US? If you like a cooler climate, there's still plenty of space left in Alaska. CODO ERGO SUM |

Oh yes. We bought a really nice house. That is, it was really wearn down and no previous renovating taking place.See link here. No traffic since we live downmost in the street.
